Sandy

Sandy covers a lot of ground, both geographically and in terms of what it offers. It stretches from the flatter, more commercial west side all the way up to neighborhoods at the base of the Wasatch that feel completely different. More than most cities on this list, your experience of Sandy depends heavily on which part of Sandy you're in.

The east side of Sandy, particularly the areas near the mouth of Little Cottonwood Canyon, offers direct mountain access and some of the most scenic residential streets in the south valley. The Pepperwood, Granite, and Hidden Valley neighborhoods are established and desirable, with larger homes and strong long-term value. The west side of Sandy is more accessible in terms of price and offers proximity to the I-15 corridor, shopping, and commercial services.

Sandy has solid school options through the Canyons School District, which also serves Cottonwood Heights and parts of the south valley. Alta High School and Jordan High School are the primary high schools, and both have strong extracurricular programs.

The South Towne area gives Sandy a commercial hub that serves much of the south valley. It's not the most charming part of town, but it means most shopping and services are close by without needing to drive north.

Sandy's TRAX connection runs along the west side and connects to downtown Salt Lake City, which is helpful for commuters. The drive to the canyons from the east side of Sandy is short, and the general sense of space in Sandy is greater than what you'll find in more compressed neighborhoods like Sugarhouse or Millcreek.

The tradeoff with Sandy is its size. Because it covers such a large area, the community identity is less distinct than smaller cities like Holladay or Cottonwood Heights. You're buying into a specific neighborhood within Sandy more than you're buying into Sandy as a whole. That means the research phase matters more here. Two homes five minutes apart can feel like entirely different communities.

Sandy works best for people who want valley-and-canyon access with room to spread out, and who are willing to spend the time finding the specific pocket within Sandy that fits their priorities.
